1.1  Official channels:

All bookings must be made through the official website hbliberte.com , through a third-party website or confirmed in writing by the Host.

1.2  Payment schedule:

A 50% deposit is required to confirm the booking.

The remaining 50% balance is due 4 weeks before check-in.

For bookings made within 4 weeks of check-in, the full amount is due immediately.

1.3  Payment method:

All payments are made by bank transfer. Payment details are provided in the booking confirmation email.

Prices are quoted in Euros (€). All payments must be made in the specified currency.

1.4  Inclusions:

The rental price includes gas, water, and electricity.

Tourist tax (taxe de séjour) is excluded — see Section 15.

A mandatory cleaning fee of €60 applies to all bookings. (to be paid in cash upon arrival).

2.1  Amount:

A security deposit of €350.00 (in cash or by cheque) is required upon arrival.

2.2  Refund conditions:

The security deposit will be refunded in full on the day of departure (or within one week maximum), provided that:

– No damage has been caused to the Property or its contents;

– No bed linen or towels are lost, damaged, or excessively soiled;

– No complaints have been received from neighbours regarding noise or disturbance;

– All Property Rules (Section 6) have been fully observed.

2.3  Deductions:

Any costs incurred for repairs, replacement, or deep cleaning due to Guest negligence will be deducted from the deposit.

If costs exceed the deposit amount, the Guest is liable for the full amount.

3.1  Check-in:

Check-in is available between 14:00 and 18:00 on the arrival date.

Guests must inform the Host of their expected arrival time in advance.

Alternative arrangements must be confirmed in writing with the Host.

3.2  Check-out:

Check-out must be completed by 10:00 on the departure date.

Late check-out is subject to availability and may incur additional charges.

3.3  Arrival formalities:

Upon check-in, Guests will receive keys, access badges, and pool wristbands.

An additional receipt agreement must be signed acknowledging receipt of these items.

A valid photo ID (passport or national ID) is required for all Guests at check-in.

The minimum age to check in is 18. Guests under 18 must be accompanied by a parent or legal guardian.

3.4  Loss or damage of access items:

€110 per key · €60 per badge (entrance, pool, or parking garage) · €30 per pool wristband.

3.5  Rental agreement:

A formal rental agreement (contrat de location) will be sent following booking confirmation.

The Guest is required to sign and return this agreement digitally before arrival.

4.1  Cancellation by Guest:

Cancellations made more than 4 weeks before check-in: the 50% deposit is forfeited. Any balance already paid will be refunded.

Cancellations made within 4 weeks of check-in: no refund is due. The full rental amount is forfeited.

All cancellations must be communicated in writing to info@hbliberte.com.

4.2  Cancellation by Host:

In the event of a cancellation by the Host due to circumstances beyond reasonable control (force majeure), the Guest will receive a full refund of all amounts paid.

4.3  Travel insurance:

The Host strongly recommends purchasing travel insurance to cover unforeseen circumstances.

5.1  Maximum occupancy:

The maximum occupancy is four (4) persons in total, including children and infants.

Exceeding this limit will result in forfeiture of the security deposit and may lead to immediate termination without refund.

5.2  Authorised guests:

Only Guests listed on the reservation are authorised to stay at the Property.

Unauthorised Guests found on the premises will incur additional charges, forfeiture of the security deposit, and/or immediate eviction.

5.3  Children and infants:

Children of all ages are welcome.

A free baby cot is available on request, subject to availability. Please mention this requirement at the time of booking.

No high chair or baby bath facilities are available.

5.4  Pets:

Pets are strictly prohibited.

Guests must treat the Property with care and respect. Violation of these rules may result in forfeiture of the security deposit and/or immediate termination of the stay without refund.

6.1  No smoking:

Smoking is strictly prohibited inside the apartment and in the residence.

6.2  No parties or events:

Parties, events, and gatherings involving persons not listed in the booking are strictly prohibited both inside the Property and in common areas of the residence.

6.3  Quiet hours:

Quiet hours in the residence are from 22:00 to 07:00. Guests must comply at all times.

6.4  No drug use or alcohol abuse:

Drug use and alcohol abuse are strictly prohibited.

6.5  No furniture moving:

Do not move or rearrange furniture within the Property.

6.6  Energy conservation:

Ensure all lights, air conditioning, and electrical appliances are switched off when leaving the Property.

6.7  Private storage:

A locked storage area is reserved for the Host and is not accessible to Guests.

Before check-out, Guests must complete the following:

7.1  Kitchen:

Remove all food waste, wash and put away all dishes, and completely empty the refrigerator.

7.2  Bathroom:

Leave the shower and toilet clean. Remove hair and debris from the shower drain.

7.3  Bedroom:

Leave duvets and pillows neatly arranged. Strip used bed linen from the beds.

7.4  Rubbish:

Dispose of all rubbish in the designated containers in the basement of the residence before check-out. Leaving rubbish bags elsewhere in the building or outside is not permitted.

7.5  General:

Turn off all air conditioning, close all sliding doors, turn off all lights, and securely close all windows and doors. Nothing may be left behind, including food and drinks.

Failure to meet these requirements may result in additional cleaning fees deducted from the security deposit.

8.1  Not included:

Bed linen and towels are not included in the rental price.

8.2  Optional service:

€12.50 per bed linen set.

€10.00 per person for bath towels (beach towels not included).

8.3  Pre-arrangement required:

Linen and towel requests must be made prior to check-in. This service is not available on the day of check-in if not pre-arranged.

9.1  Property access:

Guests have access to the Property and the communal facilities of Residence Open International.

9.2  Swimming pool:

The shared outdoor swimming pool is open seasonally (approximately mid-May to mid-September).

Pool access requires a private badge and pool wristbands, which are provided at check-in.

The Host is not liable if the pool is closed temporarily during the Guest’s stay due to maintenance or residence management decisions.

9.3  Parking:

Free parking is available in the residence garage upon request, subject to availability.

Maximum vehicle clearance height is 1.90 metres.

Advance reservation is required — confirm parking needs at the time of booking.

9.4  Residence rules:

Guests must comply with all rules and regulations of Residence Open International at all times.

10.1  Reporting:

Guests must immediately report any damage or necessary repairs to the Host.

10.2  Pre-existing damage:

Any pre-existing damage or defects must be reported to the Host within 24 hours of arrival. Failure to do so may result in the Guest being held responsible.

10.3  Liability for damage:

Damage or stains caused by negligence will be charged to the Guest in full, and costs will be deducted from the security deposit.

11.1  Host liability:

The Host is not liable for any injury, loss, or damage suffered by the Guest or their accompanying persons during the rental period, unless directly caused by the Host’s negligence or wilful misconduct.

11.2  Guest liability:

The Guest indemnifies the Host against any claims or costs arising from the Guest’s negligence or violation of these Terms or residence rules.

11.3  Utilities and amenities:

The Host is not responsible for disruptions to utilities, pool closures, or other amenities beyond the Host’s control.

11.4  Swimming pool:

Use of the swimming pool and communal facilities is at the Guest’s own risk. Children must be supervised by an adult at all times in and around the pool.

12.1  Provision:

Wi-Fi internet access is provided for Guest convenience.

12.2  Prohibited use:

It is strictly prohibited to access illegal websites or use the connection for reproduction, display, distribution, or public communication of copyrighted works (texts, images, music, audiovisual works, software) without authorisation from the rights holders, in accordance with French Intellectual Property Law.

Guests will be held liable for any legal or financial consequences resulting from violation of this rule.

13.1  During the stay:

Any issues must be reported to the Host promptly during the stay. Issues reported after departure cannot be considered for compensation.

14.1  Data use:

Personal data provided at the time of booking is used solely for managing the reservation and fulfilling legal obligations under French law. Data is not shared with third parties.

14.2  Guest rights:

Guests have the right to access and request deletion of their personal data by contacting the Host directly.

15.1  Excluded from rental price:

The rental price stated at the time of booking does not include the tourist tax (taxe de séjour).

15.2  Payment:

The tourist tax is levied per person per night in accordance with the rates set by the municipality of Fréjus.

The applicable amount per person per night will be stated in the rental agreement.

Payment must be made in cash upon arrival, directly to the Host.

These Terms are governed by and interpreted in accordance with French rental law. Any dispute arising from these Terms that cannot be resolved amicably shall be subject to the exclusive jurisdiction of the competent French courts.

The Host reserves the right to modify these Terms at any time. Updated Terms will be published on hbliberte.com and apply to all bookings made after the modification date.

By confirming your reservation, you acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions in full.
